Learn How to Write a Busiess Plan
Writing a business plan can be a daunting task the first time you do it. So many would be great entrepreneurs have a great idea and need funding for it, some even self fund or boot strap their business and they all have big plans. They will tell you how big their company will be some day or why you should invest your money but most do not have a formal business plan.
Just this last week I was presented with a new idea that I really thought was excellent and the entrepreneur was clearly working hard and committed to getting the product to market. She was excited, smart and full of enthusiasm and of course wanted me to invest in her idea.
Now here is the reality the venture could be huge or a huge flop and that risk is always present so the risk is not why I turned her down. Nope it was the lack of a business plan that did it. She even had great packaging and was lined up to do trade shows and meet some perspective buyers from major retail chains. The risk is still there so I must make a risk assessment as an investor.
How I make a risk assessment
This is pretty simple I know the results if the product totally flops that is a 100% loss right? Yet what a business plan will tell me is what I can expect to see in gross sales and return of investment at various levels of success. How can an entrepreneur expect investment if they can’t even tell me the return I will get and in how long if things go right, mostly right or moderately successful. I need the numbers for all those out comes to weigh the risk reward, without that I can’t even get started.
I also may not understand the market, the supply chain, the competition and the total market cap and opportunity in a new niche. I need it spelled out and I need to understand the marketing that the company will use to communicate its message to the world. Additionally if I am to put my money or even just partner with assistance/consulting with a company need to know their vision. More importantly I need to know they understand their own vision. All of these things are addressed with a proper business plan. Even if you don’t want investors you need a business plan to be sure you have your own vision right, your own risk/reward ratio strait and to help you make the right decisions.

They have templates for business plans, financial work sheets and other needs.

I picked this up from a blog I read about making money online called, MindValley Labs. The technique is pretty strait forward and should be really effective. All you do is create a “thank you” message so that anyone that comments on your blog is then immediately asked to join your email list. That is a nice passive add on form of email marketing isn’t it?
Now to me this is sort of the type of thing we should have all been doing a long time now. I mean when you get a comment that person is engaged with you there is no better time to ask them to take action then while they are in action.
When I figure out how to do this in Word Press I will post instructions but it may be next week. If you can figure this out and you blog about it I will post about your blog rather then just telling my readers how to do it. If you come up with a way to modify Word Press just comment about it below and link to your post on it. I will then do a full post linking to your post and telling my readers where they can learn how.
Otherwise it will be next week before I have time to get to it.

I am first and foremost a believer on marking online for any and all services and products today. I have marketed everything you can think of online from 20 Dollar informational DVDs to multi million dollar pieces of heavy construction equipment to legal service and even how to make money online products.
That said there is still a ton of power in using “old media” like television advertising so when I was asked to have look at a website that produces and promotes TV Commericals and Infomercials I was happy to do it. The company is called Hawthorn Direct aka, DRTV.

In my site philosophy I explain in commandments 4 and 5 that I think every person today should be to some degree “self employed” and have some business of their own. Today the easiest way to make that happen is to make your money with internet marketing and one of the best things you can sell are either software that is down-loadable or informational products that can also be downloaded. With that all you need to do is create the product and market it, there is no inventory, no shipping, no real expenses.
To do it right though one thing you will definitely need though is ecommerce software or what is commonly referred to as an online shopping cart. It seems like forever ago when I first built my first website. In fact it was more then 10 years ago and at times it is easy to loose touch with how overwhelming it is for a brand new potential internet entrepreneur who wants to get started today. So I though I would share four ways a new person can begin to get started. None are all that hard but none can be complete with out learning more, these are just starting points.
1. Get a blog and do some blogging for dollars. I suggest you try not to be to obvious about this because Google has begun to give the smack down to bloggers that do this. I recommend you never use the name of the companies that you go through to find business on your blog as you are just asking for problems. What I can simply say is go to google and search for “get paid to blog” and you will find many options.
Now you are going to have to blog for about 90 days and do so at least 4 times a month to qualify for these types of services. Once you do however, you can and will make money. I won’t go deeper right now but will make some specific how to details available in the future. Let me just say that anyone that wants to can put an extra 500-1500 a month into their income column can just by doing this.
2. Learn the very basics of website design and publishing, even a tiny bit of say PHP programming can go a long way. Today if you can slap together a website you can make some money. Spend the money for a good design software and take a course on it at a community college or a CEU class at a university. Total investment may be about 1,000 dollars and it may make you a lot more then any degree will. You don’t have to be a great designer but at least be able to build simple sites, you can out source the actual “graphics” work.
Most sites are nothing but a header, a footer and some pictures. Outsource your graphics and build a site. Make your first site about something you just love to talk about and don’t worry if you make a dime on it. All you need at first is the “ability” to build and design sites. Learn how to do it and do not rely on site builders they are to limiting. Today if you can publish content there are countless ways to make money. Oh and you can pay your tuition with one months worth of blogging with suggestion number one above.
3. Start with affiliate marketing and take your skills from item two to build unique websites that provide information, build email lists and sell a few products around a niche. Later you may and honestly should create your own products and keep all your profits but in the beginning you are learning how to market and sell online so dedicate all your efforts to doing so.
A great source of items that others have made that you can sell for about a 50% commission can be found at Click Bank. Odd are there is a product about any subject you can think of. Most sell in the 50 dollar range and pay about 25 dollars in commission. You don’t have to make anything, deal with customers, etc. This is not a long term way to get rich but it is a great way to learn and earn at the same time.
4. Become an adSense Affiliate and a Yahoo Publisher, neither pay the big money they used to but they are both very passive ways to earn some extra money. In time with enough sites anyone can pull in a hundred dollars a month at least. Remember invest 100 dollars a month from age 18-65 in quality funds in a tax deferred or sheltered account and you are a multi millionaire.
The key with adSense and Publisher is make your ads blend into your sites. The inexpensive wine site I reviewed a few days ago does a good job at this. Use back ground colors that match, make the links the same color as links on your site and above all no borders for the ads. Then be sure to put the ads in prominent spots on your site, don’t hide them remember you want people to click on them.
So there you go 4 places to get started with making money online. Each has its on benifits and challenges yet if you commited to learning how to at least do all four in the next 6 months you are well on your way to truly building a solid and passive online income. In time you out source more and more and you don’t do all the work yourself. Yet in the beginning it is important to be sure you understand things, learn what you want and what you don’t want.
More then that learn to make some money asap and again bloggin for dollars is a 100% guaranteed way to start the income flow. From there you can branch out, learn more and keep building.
One more important thing. Don’t buy over priced crap, info courses and other bullshit. There are countless gurus out there, well countless self appointed internet marketing gurus that claim to have the secret to making money. They are mostly full of crap and even the ones with good info unless you learn the fundamentals first it won’t do you any good.
Start with free advice and perhaps use some of the online video courses that don’t cost to much. Learn basics, learn “how to” and then you can develop “what to” on your own terms. I promise you one of the surest ways to kill of your future in making money online is buying one to many 297 or 997 dollar how to courses.
Don’t buy that crap, start with a blog, learn to make sites, practice with affiliate products and sell ad space along the way with Google and Yahoo. Look for solid how to advice and instruction and limit your spending on “education” to 50 dollars or less a month (other then stuff like the college course I mentioned) and you will in time work things out. Gurus exist not to make you rich, they exist to enrich themselves with your dollars.

I was recently asked to have a look at a website for a company called, Willis Consulting Inc, they specialize in financial job placement and while the news reporters keep talking about gloom and doom now may be one of the best opportunities for top financial minds from an employment view point. You see when money is tight, when profits are down and when recessions hit hard it is the financial expert that turns a company around or keeps it from entering decline in the first place.
Even during the worst economic times there are companies that thrive and excel. In such times even while laying off parts of their workforce many companies still pay top dollar for bright financial minds because when the chips are down they are needed more then ever.
If I were ever to consider myself “employable” again I would certainly utilize an executive recruiting firm. If you are really good at what you do emailing resumes and searching job boards is a total waste of time. My career advice for anyone looking for new opportunities is find a good recruiter, someone you trust and who can do a good job and put them to work marketing you. If you happen to be a top financial minds this may be one of the best times in recent history to do just that.

With all the talk of a coming recession I am sitting down with my financial adviser this week and I am moving more of my money out of U.S. stocks and for that matter U.S. dollars. I am buying more gold, more silver and more foreign government bonds. Please understand that I tend to hold gold and silver more in “funds” then in hard metals. Though I do think there is a place to actually hold some bullion as well.
As I have been researching silver I came across an investors web site that specializes in metals called Monex Precious Metals, and they have a great page about silver. I encourage you to watch their video about silver as you will learn some pretty interesting silver facts.
One suggestion is that the video does not stream well. I advise you to click play, let it run a second, then click pause and let it pre load while you do something else. Come back to it in a few minutes and then watch it. Someone should get with Monex’s marketing department about using YouTube for their videos. I am 100% sure that bad steaming is costing them viewers.

This post is not about setting your budget for a mortgage, taxes, insurance, etc. That is a number you need to come up with before you start even looking for a home. You need to determine what you can afford then follow this golden rule, SPEND LESS then you can afford.
What this post will do is help you find the right home for the right price with in your means. So let’s begin.
First, write down what you want this includes,
- What area you want to live in
- Your price range
- Bedrooms, Bathrooms, Garage, etc
The typical things you are looking for in a home.
Second, start to form your own idea of what is available in your area. Cruise over to Realtor.com and search properties. Drive the neighborhoods you are interested in and get prices on the houses with signs in their yards. Do your home work before you speak to a realtor. Visit new model homes, get pricing on everything. Learn what homes are like just above and below your target budget. If you are going to spend about 150K, then look at homes in the 90-250K range. Learn your market before you even think about spending a penny. Take as long as you need to do this well. Write down homes you could see yourself buying and see how long they take to sell at their price point.
Third, call a few different real estate agents (get referrals if you can). Talk to at least three, tell them exactly what type of home you want to buy, the neighborhoods you want to look it and the schools you want, etc. Be very specific. Tell the agent that you know about the phrase, “buyers are liars” and find it offensive! (I will explain buyers are liars at the end of this article). Then ask the agent what price range you should expect to have to pay to get that type of home.
In other words DO NOT let your agent start the whole interview by asking you what you can afford, you tell an agent you have a 125-150K budget and odds are you will find yourself in a 160K home! Remember you now know your market and you should get a number back from your agent that matches what you already know. Many times the number is much higher and this tells you that your agent is NOT LISTENING TO YOU, they are not understanding you. In many instances they are therefore not right for you.
Never let your agent call the shots control the relationship from the get go. They are experts, they are supposed to know more then you your preshopping will tell you if that is the case. Just because they know more then you does not mean they know what you want. Never let an agent say crap to you like, “you don’t what this” or “you really need to consider paying a bit more”. My accountant knows more then me, my financial advisors do to. Yet they work for me and are employed at my pleasure, I do not let them forget it.
Your agent may want you to sign a buyers agent contract. Never sign one that forces you to buy a home via them, one that protects you from going direct to the seller is fine. So is one that requires that if you buy a house they show you that your work with them on it but stay away from those that want a 180 day exclusive agreements. Explain you will be fair, that you want the right place for the right place and will give them the time they need to get the job done. Yet be clear they work for you and reserve the right to fire them at any time.
Fourth, choose the agent you get along with best that was at least close to the price range you expected to hear when you answered the question. Now take your maximum budget (lets call it 150K but it could be anything based on where you live and your income level, etc) and cut it by 10%! So that would in our example mean down to 135K and now your mission is to find a home that compares well with others selling at 150K. You can ALMOST always do this. Not in every market and not all the time but in most instances you can always find a deal like this.
Fifth, when you find the home you want to buy make your offer at least 10% below the asking price. So on this 135K home you now offer about 123K! All the seller can do is say no, you can always offer more, what do you think is going to happen? Do you think they might be so offended as to raise the price to 180? The only risk is someone else will buy the home. So what you must be willing to walk away from any deal. Most times when you low ball at precisely 10% the agent on the other end “gets it”, they generaly counter offer in the middle some where, you just might get that home worth 150 that is listed at 135 for 130.
There are always deals
Such deals are possible and in fact anyone can get one! I have done it on the last three homes I purchased. I bought one for just 84K and sold it for 109K just two years later with no improvements other then a deck. I bought another for 135 that was appraised at 159 and sold in three years later for a few pennies under 200K.
My latest find was a house easily worth 170 that was listed for 139 and I paid get this 120! How come, the listing agent was an idiot! The home had a second living area, a huge yard (1/3rd of an acre average lots are 1/10th), and a home office. The listing agent listed the house as a 3 bedroom, 2 bath, 2 car garage home, brick and vinyl. Nothing more! The guy should have been shot but it was my gain, we offered 115 they countered at 120 and I jumped on it.
The owners were days from having to start paying a second mortgage and I got the place for a song. Honestly there wasn’t another house with all of this going for it under 200K with in 10 miles of it but the buyer had to sell. The house was on a culdesac so it got no drive by traffic and the agent clearly blew the marketing.
So there you go a blueprint for finding the best deal on a home. Will it work in those white hot markets where houses sell in 24 hours? Not usually but generally just outside of those areas there are deals just waiting to be had. Be flexible, consider your options and spend LESS then you can afford. With a little work you can really get a great deal and build a solid investment from day one. Just remember real estate is not a game, you are not in it to be nice or make friends or even help people. You have to be tough, stand your ground and walk away if you need to.
